The licensed local team behind Plumbers In The Inner West
Who we are

Who does the work
across the Inner West

Licensed plumbers working the whole region, in housing where the pipe under your floor is frequently not only yours and the wall beside you belongs to two houses.

A licensed plumber for the inner west, not a call centre.

A plumber picks up. There is no dispatcher in the middle taking your details for whoever has a gap, and no answering service in another state.

The thing this region asks of a plumber that most do not is the ability to work between households. A drain that serves a row, a wall that belongs to two houses, a hot water system that now feeds two dwellings. In every one of those the technical work is ordinary and the hard part is that more than one person has a stake in it.

So we film things, we write things down, and we give the same copy to everybody affected. Price agreed before anything starts, licence number and ABN on the quote, and a written lifetime workmanship warranty on the work.

Licensed, insured & accountable.

Licensed & registered

NSW Plumbing Licence 368473C, verifiable on the Fair Trading public register. Unlicensed plumbing is illegal in NSW and voids a home insurance claim, so ask anyone for a number before work starts.

Insured & to standard

Fully insured, work carried out to the Australian Standards, and a written lifetime workmanship warranty. Gas work carries a Certificate of Compliance as a matter of course.

Publicly reviewed

Our work is reviewed publicly, and we would rather you read those than take anything on this page at face value.

Built by a plumber, run like it.

This is a working plumbing business rather than a brand with subcontractors behind it. The person who prices the job is the person who turns up to do it.

The line I hold to on this housing is knowing where plumbing stops. Who pays for a shared line, and who has a right to walk across whose land, are legal questions and I am not a lawyer. What I can do is show every owner the same footage, so whatever they work out, they work it out from the same facts.

“I can tell you where the pipe goes and what is wrong with it. Who pays for it is not a question anybody in a hard hat should be answering.”

The plumbing we see across the inner west.

This is largely nineteenth and early twentieth century housing built in rows to a common plan, and the services followed the same logic as the buildings. Most of what is distinctive about working here comes from that.

1
One line, several houses

Terraces and semis built as a row were commonly drained as a row, so a single private line can serve several properties before it reaches the main.

2
Position, not fault

The property nearest an obstruction backs up first. That is where you sit on the line rather than who put what down a drain.

3
Walls that belong to two houses

A party wall is one structure both properties are built into, so damp on your face of it does not tell you which side the water came from.

4
Systems that outlived the household

Houses split into two dwellings usually keep the hot water they already had, sized for one family with one routine.

5
Small rooms, progressively sealed

Kitchens here were never large and decades of draught proofing have made them tighter, which is a real question for anything that burns gas indoors.

6
Soft water, so anodes not scale

Sydney water is soft. A storage tank that has given up here has lost its sacrificial anode or an element.

How we work.

1
Evidence, shared

Footage and findings to every owner affected, not only whoever rang.

2
The price settled early

Agreed before we start and unchanged unless you approve a revision in writing.

3
The licence on the paperwork

Number and ABN on every quote, so you can check us before you commit rather than after.

4
Any hour

Open 24 hours, 7 days, with nothing added for nights, weekends or public holidays.
